The Sandpearl sells out during initial lotto drawing

It took less than 24 hours for JMC to completely sell out the lavish luxury condo units overlooking beautiful Clearwater Beach and the gorgious Gulf of Mexico. One was even reserved for one of my clients.

Prices on these started in the $600s, but most went in the $1 million-plus price range. “I think everyone’s a pretty happy camper,” said Jim Mudd, Sr., who won No. 49 in the lottery and parlayed it into a $1-million sixth-floor unit.

Mudd, 67, was happy with his choice, a 2-bedroom, 2-bath condo with a 222-square-foot terrace and views of the Gulf of Mexico.

The $1-million price tag didn’t seem to matter much.

“They’re not making any more of this beachfront land,” said Mudd, who founded an Iowa automobile advertising business.

I think most resales in The Sandpearl, if there are any, will go for around $2 million or more, once the project is completed.

Shore Club Pasadena, waterfront condo conversion in Pasadena to start selling units soon!

Here’s a snippet on what to expect in regard to prices and when sales will begin from today’s St. Petersburg Times:

Preconstruction sales could begin as early as this month.

The new condos will be called Shore Club Pasadena, and the one-, two- and three-bedroom units will sell for $199,000 to $399,000. The average condo in the five-story building will have about 1,100 square feet.

The renovations will be largely cosmetic on the exterior, with tinted glass balconies and an Art Deco theme to the design.

Inside, developers will update the units with wood floors, new windows, ceramic tile and granite countertops, Loder said.

No end to real estate boom says Harvard report

While many speculators have pitched the idea of a real estate bubble that they claim is ready to burst, Harvard University economists recently released a report stating the exact opposite, according to a Washington Post article. The report states that housing prices have been rising steadily over the last 13 years, with the largest increase being in 2004, says the Joint Center for Housing Studies. There are some negative side effects, of course, to rising housing prices: Increased property taxes, which some cities are trying to reign in, and increased prices for the would-be first-time homebuyer make it harder for them to own, according to CNN/Money. Prices are not likely to fall anytime soon, according to the report.
