This Courthouse Sale is for the Courthouse

The former Westfield, Massachusetts Courthouse is scheduled for an auction by its bondholders at 1 PM Thursday, but a city tax bill of over $118,000 could delay the sale.

Ohio Tops the Nation in Foreclosures

Ohio leads the nation in foreclosures with more than three times the national rate, according to a report released Wednesday by the Mortgage Bankers Association.

Remodels: Cost vs Resale Value

Kitchen remodel.jpgRealtor Magazine Online has some interesting charts about the potential pay-off for home remodel projects.  Surprisingly, real estate remodel pay-off values differ from region to region.  If you follow this link to the main article page, be sure to also check out the links down the right side of the article.  Those links will go into more details about specific remodel jobs and their resale value pay-off from region to region.    For example a minor kitchen remodel will return you 112% (of investment) in the West and only 85% of investment in the Midwest region.  These are averages, of course, and vary with each property and circumstance.    In general, kitchen and bathroom renovations lead the way for best return on your investment.  I find this to be true with my own experience with Wenatchee real estate.

Speedy “Look-See” Trends

There seems to be a trend in commercial real estate, a trend that is shortening due diligence periods on transactions. The causes of the shorter due-diligence periods are driven by such factors as 1031 schedules and more all-cash deals. The squeeze caused by this trend has required brokers to be more responsive and proactive with the due diligence materials.




And now we find ourselves in a new era, an era of “pre-packaged” due dilence materials which is most commonly made available with the investment offering package. Ah yes, there will be on-site inspections, environmental studies and the like but there is doubtless value in the concept as a step toward a smoother, more expeditous transaction.
