gas prices.jpgAs gas prices continue to rise, I can’t help but contemplate how it will affect the way real estate agents  will conduct their business in the future.     No longer will agents be so anxious to hop in the car to go show a home without pre-qualifying the buyers.  There will most likely be a trend toward more diligent research to match buyers with listings.   And, buyers will probably want to spend more time online doing research instead of  "driving neighborhoods".

Contrary to the opinion of some, real estate agents are not generally overpaid.   I wouldn’t be surprised if a study was done analyzing gross commissions then deducting expenses and factoring hours worked, many agents would fall below the minimum hourly wage level.  That may seem surprising, but not all that unlikely.   

Considering we are expected to be on-call 12-14 hours per day, I’m thinking of putting a "Dr." in front of my name and raising my fees!      Just kidding.    My fees for sellers is  negotiable and there is never a fee charged to buyers.

Over the last year, I’ve done quite a bit of  "remodeling" on my primary real estate website.   As a result, traffic and inquiries have increased dramatically.  I’m always looking to improve, though, so please let me know if there is additional information you wish to be incorporated into that website… or this blog.

New Trends In Home Appliances

Have you ever thought of your kitchen appliances as an entertainment center?  How about a refrigerator with a TV and DVD player built into the door?   It’s available.    There’s also a high-tech refrigerator that can tell if the door hasn’t been opened in 24-hours.   That could be an indication there’s a problem with the person living in that house, so the fridge is equipped to alert relatives or caregivers if it is not opened on a regular basis. .. an interesting concept in safety for the elderly living alone. 

New trends in home appliances include under-the-counter microwaves, dishwashers, refrigerators, and warming drawers, all with wooden cabinet fronts that give the kitchen a clean, uncluttered look.  According to appliance dealer H.H. Gregg, purchasing two washer/dryer sets is becoming a favorite among people with rooms on more than one floor. They might choose a light stackable for near children’s rooms and a heavy-duty unit for the laundry room.  Front-load washers provide cleaner washes with less detergent and less wear on clothing. They use much less water than top-loaders. Because they spin most of the water out, a load will dry in about the same time it takes another load to wash.   They are initially more expensive, but make up the difference in detergent, energy, and water savings.  

Beverage centers for cooling and storing sodas, wine, and other beverages are becoming popular. They can be framed to match other cabinetry or color-matched to other appliances.    Stainless steel for indoor or outdoor use continues to be a big seller. Indoor products provide a neutral, stylish appearance that fits with any decor.   Outdoor stainless steel grills with built-in ovens and side burners, and stainless steel refrigerators with ice machines are popular high-end choices. 

If you’re interested in the latest trends in appliances, consider visiting some big city home shows or industry trade shows.  The local stores in Wenatchee probably don’t carry the latest high-tech models… but I’m sure they’d be happy to special order for you.

Free Land - All 50 States

173989-311555-thumbnail.jpgDid you know you can claim FREE land in any of the 50 states just by getting on the internet and making a few clicks?  Really!  I have personally claimed FREE Land in Washington, Oregon, Alaska, Hawaii, and New York.   It was all absolutely FREE.

This is an interesting and, apparently, totally legal offer.  Here are the details.  If you go to www.OwnAPieceOfAmerica.com you will be given the opportunity to claim FREE Land in any state in the United States.   There is no catch to getting the FREE land, but there is a marketing strategy  intended to generate income for the website (land) owners.    When you sign up for the FREE land, you only get 1 square inch of  land, which isn’t a lot but it does give you bragging rights that you own land in whatever  states you select.  However, where the owners make their money is in selling you the hard copy "Deed" to the land.  They assign a lot number to each square inch and can issue a Deed on each "lot".  They’re hoping you will pay anywhere from $19.95 - $49.95 to have an official Deed sent to you.    It’s not required that you order a Deed, but they hope you do, of course.    And, don’t worry, you don’t ever have to pay the property taxes on the land.

Now, this is truly a unique and intriquing idea but let’s do some math!

* There are 6,272,640 square inches in an acre of land… That’s 43,560 square feet X 144 square inches per square foot. 
* If they sell only one Deed to every 100 people who claim land, they are generating income on 627,264 square inches of the land per acre. 
* At the minimum of $19.95 per Deed (square inch) they are earning $1,251,391.68 per acre!   
   Over One Million Dollars per acre!  

How about you and I go out and buy some land and sell it by the square inch!

Want current info, news and trends on Wenatchee real estate and the surrounding area?  I hope this blog has become THE one stop resource you want and need.   This blog started under another name but quickly evolved into what you see and experience here at Carol’s Wenatchee.    Over the last year, I’ve made 191 posts to this blog and 117 to the original blog (which is still in existance under an investment theme now).  I take this self-appointed assignment to keep you informed of everything relating to real estate in the Wenatchee area (and throughout  North Central Washington) very serious!  This is a big time committment but I enjoy it and hope you find it useful.

Before I started these blogs I did some research as to other sources of  ongoing current news, info and trends in our local area.  I didn’t find anything convenient so I determined there was a definite need.  I did find one other blog covering Wenatchee real estate but it was posted to very infrequently.  A recent view of that blog revealed that over the  last year there have been only 14 total posts, with long gaps.      My blogs average over 25 posts per month!

It is my philosophy to do things with skill, dedication and enthusiasm.  That’s true in my life, my blogging efforts, and certainly true when  working with home buyers and sellers.    If you’re looking for a source of current news in the real estate market, I hope you will bookmark and visit this weblog often.  If you’re looking for an experienced agent, dedicated to superior customer service, while enjoying the process,  I look forward to hearing from you:
