Wenatchee / East Wenatchee Current Home Inventory

The average sale price for single family residences so far in 2006 in the Wenatchee real estate market has been $208,000 while East Wenatchee home sales have averaged $223,000.   We currently have 46 listings in the Wenatchee / East Wenatchee market area in the $150,000 - $250,000 price range.  Here is a link to that inventory of homes for sale. 

Moving into a lower price range, there are only 27 homes listed for sale in the $100,000 - $150,000 price range.  Here is a link to that inventory.    Many of the homes in this category are older and may have needed updating and maintenance issues.   

With such a limited inventory in this more affordable price range (100K - 150K), I researched the inventory of condos and manufactured homes in that same price range.    There are only 15.   

There are only 7 single family home listings under $100,000.     

If you want a specific search done, please let me know and I will customize a search for you.    And, as always, inventory changes constantly and cannot be guaranteed.   These links will only be good until June 23, but the inventory willchange drastically by then. 

When you bring up the spreadsheet, it you click on the listing number a screen will come up giving you an option of a "summary" "full information", "photo tour", "documents"… etc, etc, etc.

Here’s a piece of information you may find useful regarding the  difference in how streets  are named in Wenatchee vs East Wenatchee.:

* The streets with numbers in Wenatchee are spelled out: 
   First St., Second St., Third St., Fourth St., Fifth St…. etc. etc. etc.   

* The streets with numbers in East Wenatchee use the actual numbers:
   1st, 2nd, 3rd, 4th… blah, blah, blah.

Wenatchee Center Hotel

Wenatchee Center Hotel At Second & Wenatchee Avenue
Here is the Wenatchee Center Hotel, located just across Second Street from the Bank of America Performing Arts Center at the Stanley Civic Center, in downtown Wenatchee.  The onsite restaurant, on the top floor of the hotel (overlooking the Columbia River) is the Wenatchee Roaster & Ale House.

Downtown Wenatchee

A few days ago I posted a link to a blog that promised to post a new picture of Wenatchee each day.   However, he (or she) is not posting a new picture everyday… sometimes only once a week and sometimes every other day.  Anyway, I am a woman of action and decided to go out and take some pictures about town.  Perhaps I will post a picture per day, and continue to report any Wenatchee real estate news, info, and trends as appropriate.    

Since Washington, and Wenatchee in particular, has attained a high position on Money & Inc’s latest boomtown lists, I’ll post some pictures of the area for folks that have never been here.  Those who do live here should enjoy the photos also.   Let me know if there is something in particular you would like to see.   Click on image to enlarge.

Home Forecast: Where The Growth Is…

dollar signs.jpgWenatchee is in the news again and and local real estate values will apparently benefit.  This time the good news is that Wenatchee has been placed #2 in the entire nation (on the "Money" list) of  cities in the U.S. that will experience significant appreciation in real estate values over the next 12 months.   While there is considerable discussion across the country about deflating values and the so called "bubble" bursting, Wenatchee is poised for continued growth and price appreciation.    Washington holds 16 of the top 21 spots on this nationwide list.  This is phenomenol.

While the nationwide average for home price increases in the next year is forecast at 3.5%, Wenatchee is forecast to see a 16.7% increase.   That means if you own a $200,000 home, the value should increase to $233,400 by this time next year (or $2,782 per month)… not a bad little income.    This also means if you’re in the market to buy, time is of the essence.  Now is definitely the time to buy before prices go up any further. 

Much of this forecast, of course, is a result of the strong economic forecast due to the anticipated job growth in the Wenatchee area.   I wrote about this a couple days ago.

Apartment-to-Condo Conversion

As a follow-up to the hotel-condo article I wanted to discuss another, more meaningful trend in the permanent housing market.  This trend is the dramatic increase in the number of apartment buildings being converted to condos.

The apartment conversion trend has come about as a means of  feeding the growing hunger of  buyers for more affordable housing.  An example of this is the old "Washington West" apartment complex in Wenatchee that was converted from rental apartments to condo residences (for purchase) many years ago.   This was a limited practice in the past but has grown dramatically in many markets over the last couple of years.   The most pressure has been in markets where single family home prices have sky-rocketed and the "apartment-to condo" became an affordable option.

This is an interesting trend, meeting some definite demand. However, there are some problems created through this process.  As a real estate agent representing buyers interests in a transaction, my first concern would be for the quality of construction being passed along to the buyers.  In general, it is my opinion that apartment buildings are generally not built with as high of quality as a condo project would be.  By this I mean, if a development is being developed as permanent residence condos, I believe quality of construction would be a higher consideration than a project that was being developed strictly as apartments.  Wall insulation for noise reduction is one particular example I can think of.   This isn’t true for every project, of course, but is something to consider if you’re buying a converted apartment.

Another downside is:  As these apartment buildings are converted, the tenants are displaced. Can you imagine 100 tenants having their leases terminated about the same time and going out to look for another rental.  This increased demand in one condensed market area will probably raise the rental prices as well.  Supply and demand. 

So, while the apartment conversions do supply a demand, it also has a downside.  New condo projects are more desireable in my opinion.   There is a demand for additional condo projects in the Wenatcee real estate market and single level living projects are more desireable to the "baby boomers" than two-level living.

Needed: Hotel Condos

The hotel-condo marketing strategy that started in resort areas is now spreading into all major metropolitan areas.   Many  hotel chains now sell condo hotel residences and it is particular popular and prevelant with the larger, luxury oriented chains.   There are variations of this same concept speading to nearly every market area.    This provides the advantage of a guaranteed income to the hotel (via maintenance fees), while they generate additional and on-going income through a share of the rental income from the condos when they are not in use by their "owners".  

The hotel-condo is  an interesting, viable, and emerging sector of the housing market.  I would like to see a project like this come to the Wenatchee area.   Baby-Boomers are looking for a vacation lifestyle  with  spacious accommodations, dining and activities.  I believe with all the tourism in our area, this could be a popular option.

Simply, here’s how the "condo-hotel" concept works.  You purchase a hotel-condo and use the residence whenever you want.  When you are not using it you can put the residence in the hotel’s rental program and share the revenue with the hotel. The hotel’s management company takes care of all the management issues such as cleaning, renting and maintaining.    Another variation of this concept is the cruise ship condo.

These residences offer the best of both worlds, a hassle free residence  and the rent revenue that you receive helps offset the costs of owning a 2nd or 3rd home.  There is also the potential for appreciation, of course.
